Why you need an Architect
The first thing to remember is that before you carry out any construction work of any significance, you need to obtain local council approval. In order to obtain that approval you will need to prepare plans. Your plans need to be of high quality for several reasons.
- To obtain approval
- To call accurate tenders
- To build the work
You do not have to choose an Architect to draw your plans - you can use a building designer - but at least with an Architect you know you are employing a professionally qualified person. Professional standards are maintained by the Royal Australian Institute of Architects (RAIA) - so at least you have someone to complain to if you are not happy with the Architect's service. However, it is important to remember - there are many excellent building designers too. At the end of the day - do your homework - talk to previous clients.
Building works usually represent some of our biggest lifetime individual investments - so take your time and check before you make any decisions you might live to regret.
The sort of questions you should ask of previous clients are:-
- Did the Architect interpret you ideas correctly?
- Did the Architect manage the project or just the design?
- Did the project run smoothly?
- Were his fees hourly or a percentage of the work?
- Did the Architect give you a budget cost?
- How close did the final cost come to that budget?
Remember - you do not need an Architect, but in all other areas of your life you choose the best lawyers, accountants, doctors - so make sure you choose the best person to design your project.
